Increase revenue for some; a real estate investment for others. The “viager” home purchase system is a win-win opportunity as presented by the Viagimmo agency in Guadeloupe.
Be it an apartment, a house, or a piece of land, all properties can be sold by their owners under the French “viager” annuity system. The original owner becomes the annuitant and receives rent for the rest of his life from the debtor. Calculated by an expert, the sum depends on the market value of the home, the age of the owner, and their life-expectancy. There is generally a deposit made at the time of the sale, and rent is paid by the buyer throughout the life of the seller. “This allows the seller to receive monthly rent with fiscal advantages,” explains Mylène Dorvilma, a “viager” expert at Viagimmo, a nationwide company.
It is possible for the seller to continue living in their home, as there are actually various types of “viager”: “Occupied,” when the seller retains the right to the usage and habitation of the property; or “Free,” where the buyer takes possession of the property when the sale agreement is signed. “It is an interesting option for a first real-estate investment, and less restrictive in terms of the bank than a traditional purchase,” explains Mylène Dorvilma.
In the Antilles, “viager” can provide a solution to the problem of joint ownership, and other issues: “My work as a real-estate agent has made me realize that many families do not have the means to maintain their property, their wealth locked in stone. I think “viager” can provide a solution to that situation.”
